Condo & HOA Accounting is a CPA-owned and operated accounting and bookkeeping company that provides monthly financial reporting and other services to condos, HOA's, and co-ops.  We provide monthly accounting services, consulting services, and we specialize in the clean-up of association financial statements.  Our monthly financial packages are prepared using fund accounting on an accrual basis.

​​We have experience providing accounting services to some of the highest-end associations in Florida from Key Biscayne to Singer Island to Brickell Key and Downtown Miami.  We have experience with multi-condos, associations with multiple special assessments, associations under developer control, associations that recently turned over from the developer, associations with well over a thousand units, etc.  Before founding this company, the owner was the auditor for many associations in Florida and Manhattan.  He also supervised the accounting for all the Ritz Carlton associations in North America.  The same level of service and attention to detail can be seen in the accounting of each of our clients.

What sets us apart from our competitors is our hands-on level of service from a CPA and our ability to handle the most complex association accounting matters.  For our monthly accounting service clients, we act as their industry-expert outsourced finance committee.  We attend monthly financial review meetings in which we proactively advise the board of our suggestions and findings.  This includes cash management suggestions, suggested sources of funding, how to reach a healthy level of equity, reserve funding methods, structuring of special assessments, internal controls, collection efforts, budget preparation, and more.  We provide the board with everything they need to make sound financial decisions quickly.  Please refer to the Monthly Accounting Services page for more information.

In addition to providing monthly accounting services, we specialize in the clean-up of association financial statements.  This can range from a minor clean-up in which only a few journal entries are required, to the most complex clean-up involving multiple special assessments, commingling of funds, violations of Florida Statutes, etc.  Please refer to the Clean-up Services page for more information.
