Condo & HOA Accounting is a boutique accounting and bookkeeping company servicing Florida condos, HOA's, and co-ops.

 

The goal of Condo & HOA Accounting is to provide associations with hands-on financial support and guidance that the larger firms are unable to provide.  This will allow the board to make sound financial decisions, gain the confidence of the owners, and obtain the results of the audit earlier in the year.  All financial packages are either prepared or reviewed by a CPA who will be available to meet with the board as often as necessary.  We also offer consulting services, capital gains tax reduction services, as well as financial evaluations.

​​We have experience providing accounting services to some of the highest-end associations in Florida.  From luxury high-rise condos, to mid-rise and garden style condominiums, to townhome communities, to homeowner associations and co-ops.  No financial matter is too complex for us.

Our financial packages include supporting schedules for each balance sheet account, as well as a list of recommendations that may include matters related to budgeting, structuring a special assessment, equity levels/financial condition, cash management, compliance with Florida Statutes, or any other matters unique to the association.  While many management companies and bookkeeping firms rely on the auditor to record necessary adjustments on an annual basis, all clients of Condo & HOA Accounting will have flawless financial reports throughout the year.

Scope of Services

  • Provide monthly financial packages on a timely basis.  All financial packages are prepared on an accrual-basis, using fund accounting, and contain a supporting schedule for each balance sheet account.  The funds are separated into separate columns on the balance sheet so that the readers can easily see the assets, liabilities, and equity belonging to the operating fund, reserve fund, special assessment fund, etc.

  • Financial reviews with the board.

  • Pay all the Association’s bills based on the board’s approved procedures.

  • Collect payments from owners and record the payments on the owner ledgers.

  • Provide owners with a portal that they can use to view their ledgers, pay their assessments, and view notifications from the property manager.

  • Provide software that the property manager can use to enter bills, record work orders, and communicate with unit owners.

  • Budget assistance.

  • Enforce the board’s collection policy.

  • Assist with the structuring of special assessments.

  • Advise on investment strategies.

  • Establish new bank accounts as necessary.

  • Assist in obtaining bank loans.

  • Assist the board in hiring an auditor.

  • Provide the auditor with everything they need to finalize the audit in a timely manner.
